1.) Price, is probably the most important.
When the home is listed at the right price, it will attract the most home buyers in the shortest amount of time and help the home sell well below average days of market.
2.) Location, Location, Location (i.e. Mount Pleasant, Charleston, Mount Pleasant, and etc.)...
If the home is located in a desirable vs undesirable city and neighborhood. This definitely attracts more home buyers.
Another home location criteria to consider, is where the home located in relation to car traffic (i.e. is it located on or near a busy road or in a cul de sac).
The last home location criteria to consider, is where the home is located with in the lot (i.e. large front yard and small backyard). To get most the home buyers, a large backyard be most desirable to attract the most home buyers (i.e. families) vs a large front yard.
3.) Condition of Home
It all begins with curb appeal. If the home does not look good, the odds a prospective home buyer wants to look at the inside of the home go down.
Remember first impressions are everything.
In other words, let's cut the grass, edge the lawn, prune the shrubs, pressure wash the house, and etc. Make it SHINE!!!!
On the inside of the home, repair as a many cosmetics issues as possible. Next, stage the home to make each room look like it is part of a model home and to highlight the best features of the house.
Unfortunately all homes will not be able to have the best price, be located in the best place, and be in the best conditon. But as long as you and your REALTOR think like the buyer, you maximize the positives and minimizes negatives associtated with your home.
